added clause to lpa lease

I'll reread the LPA lease to be sure it wasn't in there but I noticed some LLs having problems with non reported issues. What do you think? Thanks.
REPORT CRITICAL MALFUNCTION Tenant agrees to inspect regularly all water supply hoses to washing machine and water heater and report any signs of wear or leakage to the Owner immediately. Tenant agrees to promptly any other water leakage, electrical malfunction, or any other issue which could cause great damage to the property if left unattended. Failure to report critical malfunctions may constitute a breach of this lease.

I require the tenant to purchase and use stainless steel hoses for the washer (can't recall the exact name, but they last a loooong time).
Is the water heater outside? If so, and it develops a leak, and the leak goes on and on, eventually the tenant will not have hot water and will call you.
An inspection every 6 months, when you bring new batteries to install in any smoke alarm or CO detector, would help you rest easier.
As for your REPORT CRITICAL MALFUNCTION: define "inspect regularly" and note how they are to report things to you--phone, email, what? You're missing a word in one of the sentences too. How prompt is promptly report? You could delete the word "great" and you must also define and be specific about "critical malfunctions." Just my thoughts. Could be wrong, been wrong before.

We have a written lease clause which allows the landlord “seasonal property inspection” every three to four (3-4) months. The inspections are performed as scheduled with new tenant occupants, and less frequently with established tenant occupants familiar with expectations. In lieu of the “seasonal property inspection” all tenant occupants are sent notice via email as reminders to how to maintain the premises, especially prior to the winter months and summer months to maintain safety and security and prevent unwarranted damage.
While the LPA Lease Agreement does not specifically emphasize how the tenant should report to the landlord in emergency circumstances or what the tenant responsibility is to responsibly maintain the premises, these matters are often addressed in the Household Rules and Guidelines (separate from the lease agreement) and through communication.
