I like to be proactive in these sorts of cases.
Try to work with the tenant before it blows up.
See if the tenant will pay and additional month of rent (you already have one month in the SD). If they pay it..get them to sign a lease release (so you get possession back legally), then let them go without a fuss.
If you wait until July and there is no payment..now you have to go through the entire legal process of posting 'quit or pay' and filing for eviction (even though they are gone, you need a court to give you back possession if the tenant doesn't do so willingly).
