Rent - Landlord Forum thread

I have had tenants for 4yrs the last 3 with no lease, they informed us they r moving to another state at the end of July. They paid 1st and last, so the last chech we got was June. They just told us yesterday that they r actually leaving today or tomorrow. Do I have to give them back June's rent.

Today is the 1st, tomorrow is the second. Their last month is July. You need not return June's rent. Occupancy during any part of July constitutes owing for July.
