Due to basement flood and code enforcement flagging my house as uninhabitable, my tenant could not stay in the house at night. Tenant did mail me the keys and garage door openers, but he never said in writing that he vacated the house. The lease expired June 30, 2012. Do I owe my tenant pro-rated rent for any of June?

What do you think? The house was uninhabitable. The tenant surrendered the keys. The Code enforcement agency gave you all the notice you needed. Did you really have to hear it in writing from the tenant? Give the tenant the money and stop looking for ways to cheat him out of it. You are going to look really silly in front of a Judge.

I remember liivng with about 5 other people and even though we know each other really well from school it was still an experience. The levels of cleanliness, meal times and just consideration for each other were all very important.
