Yes, the letter was sent with proper 30+ days notice.
There are brand new or fairly new tenants in the other units, and they have been great. Same low rent on one other tenant, and she had zero problem with the small rent increase. I am not even going to full market value with her, since she is quite frankily pleasant to deal with and helps out.
This one is just a problem tenant. The more I think of it the sillier it becomes. Once the place is fixed up, I am terminating her M2M agreement and offering a new one at full market rent. She can leave if she hates it.
