I think it depnds on the number of units you have. I have reminded tenants and one I had to remind more often. The other rental T paid right on time, but last time when it appeared like it was going to be late I e-mailed a reminder. This month they were on time, but asked to do an automatic payment from their account into ours. I think they're finding that they may be travelling and don't want to have to worry about mailing the rent.
