Amount spent between tenants

Just curious what is the average amount spent on SFH in between tenants. Cleaning, painting repairs ect.

Wow... If you're looking for how much you should budget for? No one can give you answer. It all depends on your tenants. That's why you have a security deposit. Normal wear and tear? That won't cost you much. Touch up paint if the walls are still good, fixing nail holes, carpet stain removal, etc. Like Micah said, there are way too many factors to give you any decent answer here.

I averaaged out repairs between tenants in our 43 SFH rentals an it is $ 733.00. This is not what the tenants had to pay ~ this was our costs for normal wear and tear - painting, yard maintenence etc. This did include one home that cost us $ 4308.00 for repairs that the tenant totally trashed. This account is currently with our atty who is suing the former t for damages, but we have not yet recouped anything. If and when we do the average will drop. The last SFH cost us ZERO. Excellent tenants left the place immaculate and even went and bought matching paint to do touchups. We didnt have to do a thing to the home ~ well, put new batteries in smoke detectors. Good screening pays off.

A standard simple cleaning should cost no more than two hundred ($200.00) dollars, provided the landlord already owns the necessary cleaning equipment. The kitchen area is the most time consuming cleanup, mainly due to the refrigerator and cabinet shelves and draws, and wall oven. The stovetop and range oven are not as time consuming. The bathrooms need to be re-grouted and the sinks should be snaked if there are slow running drains. And, of course, the carpet, floors, windows and walls need to be clean (sometimes repainted).
The costs can escalate to five hundred ($500.00) dollars, if the landlord doesn’t own the equipment (or cannot borrow the equipment). As already stated, the premise replacement costs and repairs beyond normal wear and tear are security deposit deductions. The State of Washington has no limits on security deposit maximums, therefore, the landlord can base the security deposit limit on the level of potential tenant risk -- poor credit, substandard landlord references, new employment, etc.

I keep my tenants about 6 years on average. I keep the house empty between tenants for about 2 months so that I can do major upgrades.
The last time I turned over a house without a break I had a cleaning crew come in because the old tenants moved out at 10pm and the new tenants moved in the next morning at 9am. The over night crew cost me about $300. We cleaned and painted (touch-ups) all in about 6 hours. Since I keep updating the places, and I do repairs when they happen..I don't have much repair between tenants as such.
