1) Location, Location, Location. There are some pro's and cons to this property.

2) Could be a decent business. What is the income level in the area of the people who live there and what type of income does levels do the people bring who visit there.

4)This soundds shadey and the couple seem a bit unstable to want to live there as well

5) You need to investigate the area within blocks of the property. You need to do an indepth comparison.

4) As to this couple living there, I don't see this as shady. It is a 2000 square foot house zoned commercial. LOts of people have salons in thier homes, or run their accounting firm or other things out of their homes. In fact, it is likely that people who want these things need to GET their house changed to commercial zoning to do these things and have customers come in. OF course, it is an issue whether or not the town will let them live in a commercial place...
