what does your lease say? you keep harping on "before" ... that has no bearing on when you leave - you took it "as is". my lease says you must use a professional carpet cleaner ... what does yours say? painting? again, my lease specifically spells that out. what does yours say?

Wow... defensive much? Anyways, the lease says, verbatim:

4.) Security Deposit
A.) To cover Tenant's failure to pay rent or other money due Landlord
B.) To return the Premises to its condition at the start of the tenancy except for ordinary wear and tear.

Also, Nicole, your tenants are moving into a place that has been professionally cleaned by the previous tenant as spelled out in your lease. For your first tenant did you leave your place in average condition and expect your first tenant to pay for your costs to get it to excellent condition for your second tenant? I don't think so.

As I've stated and you chose to ignore, if the place had been professionally cleaned before I moved in, I'd have no issue paying for it to be cleaned when I move out. This is common courtesy of leaving a place in the condition you were given it in. Nothing was ever stated to me that I needed to hire painters, maids, and carpet cleaners at move out, in the lease or verbally. I was just sent the bill.
