The agent does not come and go; he gives 24 hour
notice. Yes, I mentioned about them not being present during the showings.

You mentioned it to them about not being present during the showings? Did they agree to it? Is it in the lease? Did you tell them about dashing off every time they saw the agent coming? What you are asking your tenants for is just not done...Ever. And, it is not smart on the agents part.
