send him a letter stating his amount of late fees and when you expect to receive payment-deadline date. If he doesn't pay then when next months rent comes due you take off the late fee first and then give him a receipt for his rent minus the late fee so that makes him not having paid all the rent and you hand him a 3 day notice to pay or quit. Then if you don't want to keep him you start eviction.
