I do not accept partial payments. The late fees are part of the rent. If I am handed a partial payment then I return it and tell them to pay the whole thing. Partial payments delay eviction proceedings...

Same is true in FL concerning partial payments. If I have a T that hasn't paid the late fee as "additional rent" from the previous month, I send a letter before next rent due date stating the amount owed (late fee and next month's rent) and that any amount less than owed will not be accepted and a 3-day notice for the balance or possession of the property will be posted. Personally, if a T feels that enforcement of the lease is harassment, than they need to go. "Here, allow me to get the door for you"
