Not everyone lives morally of ethically the way the rest of us do. And those people will always be renters and never a landlord.

Sadly you may be right. However Jake has a great point. People who have an uncontrollable urge to lie about everything will not get ahead in this world.
So whether it be LL or Tenant people who lie about everything will not prosper. Little by little they will end up on the short end.
Fair, Square and Legal. It is also something that does not give you immediate gratification or consequence but in the long run it must make your life better. I often struggle with the fair part. If I wasn't trying to be fair there would be no struggle.
