I'm trying to get hold of one of my tenants. My phone calls to the landline go to voice mail, my phone calls to his cell go to voice mail. I request the courtesy of a return call but I don't get one.

I need to speak with him about something--not as dire as late rent or violation, but something related to his tenancy that would NOT generate any kind of a notice.

If I call his roommate and ask if the tenant is home, and request that his roommate ask him to call me because I cannot get hold of him, would that be considered harassment?

If I call his roommate and ask if the tenant is home, and then I go over there to talk with him (if he answers the door), would that be considered harassment?

If I just go over there and knock on the door, in order to speak with the tenant, would that be considered harassment?

I really need to speak with the tenant about something (options) but don't want to put anything in writing at this point until the appropriate time frame permits.

Vague much? What are you wanting to talk to him about? Just send him a letter to respond by a certain date.

What do you "need" to talk to him about so badly? Options about what? More information would be very helpful. Just send him a letter with his options and ask for a reply. Don't just leave a vague "Call me!". That's tacky and I can see why he wouldn't call you back. Probably thinks you're hitting on him.

My opinion only. If it is not important enough that it should be put in a notice then it is not that important.

At this point, since he is avoiding you, then you should write it out and put it in certified mail so you have proof you have sent your message.

Your tenant avoiding you does not mean it is your fault. However it does mean the relationship has gone bad. There fore keep it all business and avoid communicating unless it is necessary.

Do you think the tenant is simply busy or a flake, or are you not on good terms and he does not want to speak you?

If the latter and the tenant does not want to talk to you, then you should leave him be as long as he pays the rent. As for whether that is harassment, probably not, but the tenant may disagree and who knows what the cops and judge will think, or if he will exaggerate.

yeah, if you did ALL that, it's harrassment. If you did one or two of those,I'd say no. Make two contacts - call or go over and leave a note - do not call someone else and ask them to pAss a message. if the tenant doesn't call you back, guess what? they don't want to talk to you.

If I need in the rental house to do a repair, a sealed envelope on the door with a 24 hour notice works for me.
