How soon can I file detainer warrant? by Mark (TN - Tennessee) on July 7, 2012 @10:02

                              
My renter has a lease with me (landlord) that includes the clause "Written notice of non-payment is hereby specifically waived" and 10% late fee for rent not recieved by the 5th.

My question is: How long after the 5th can I have the renter served a detainer warrant to start eviction proceedings?

The 6th.

You should be aware that clause may not be legal. In most state's no contract can waive rights a party is statutorily entitled to.
