I am always amazed when I read these posts that landlords cannot gain access to their own properties. You should ALWAYS keep a key for yourself. Give the tenant notice of who is coming, when and why... why do you think you need their permission to fix somethinig, especially when they've requested the repair.
I have the electrician coming to run dedicated lines for tenants window units in a building. they fussed, I responded. I am not responding to fit their schedule, I am responding to fit my electricians. I called them all up and TOLD them the electrician will be there Monday morning at 7:30 a.m. and the power may or may not be going on or off for the most part of the day. I'll be there at 7:30 to open the doors if the tenants don't open them. although I don't think it's going to take all day, they've got fair warning.

Believe it or not, many landlord’s do not understand that their primary responsibilities are to maintain the premises and manage the tenants and the lease agreement. According, many landlords operate under the misinformation that the tenant must be accommodated, irrespective of the property, because the tenant pays the rent.
