Eventhough I didn't reply she wrote me back that she had the money but only the month of july sewer for july and gas not late fees and no trash and sewer for last month. it was a nightmare of texting but making this short i said to her that she will have to sign a " promise of pay" that you have in this site , so of course she tell me that her sister will handle the money becasue she and her husband are working!!!! anyway when i told her that i would not accept the money if she does not sign the paper she start to tell me that she wants me to show the sewer and trash monthly statments and late fees it is not more than 10% (which really here in nevada i do not know that) her late fees is 190 dollars 50 dollars the first day and 10 dollars x eaxh day she does not pay. so I answer her that i would have somebody else taking care of this matter, it is impossible to do anything with her I think I will have to get a lawyer, she wants to get her way! after that she beg me to get the money that she has, but i didn't asnwer anymore becasue my husband did not wanted until we talk with a lawyer i wanted to get it becsue better to get it now than never, she told me too that her father was a real state agent and her best friend and that she knows the law and if i want to take her to court for the sewer i can and after that she start to beg to collect the money and on top of that i think she has it in cash and not in a cashier check like i asked! what is your thoughts and suggestioons???????

Accept the cash and provide a receipt.

We already gave you the best advice we have? Did you post the Pay or Quit notice? Are you headed for the court house on monday to discover how to file an eviction? You do not need a lawyer.

yes I post it but one that I found in the internet, so I gues it is not asvalid as theone from the court so I will do that on monday!
