Aside from this being the toughest rental market I've ever experienced I've had the most unusual people wanting to rent. Anyway, this unmarried couple with baby called. Everything sounded good. I asked to have them to fill out app. She was hesitant about SS number until we met, which had no problem. She e-mailed it and She checks out. However, she gave only his work and salary, but not how long worked or where he lived before. She is moving from out of town selling her home. He is here now working. I am somewhat concerned as he was born in Mexico. I don't care, however I do want to make sure he is legal and be able to check him out to make sure he is qualified other than finanially. I was surprised a waiter in a family style restaurant would make 2400.00 a month, but I know things have changed.

Did you check their tax returns for the last 2 years?

I'd pass on these tenants.

I am sorry to say this but the applicants as you describe do not ever know the meaning of the term "occupancy limit." If you rent to them, look for the truck load on the corner waiting to move in as soon as you get out of sight.

Jannie, would you care to elaborate on what you mean by the toughest rental market that you've ever experienced? I too feel the same way in regard to finding quality tenants and with having to lower rents for the first time in years. I have a well-kept SFH in the suburban Chicago area, are you also in the area or somewhere downstate?

I've had undocumented folks inquire about my property. I feel it's too risky to rent to them because they can more easily leave the country to avoid the legal system if there were ever a problem. If someone has a visa, I require it as part of documentation and it must be valid along with an expiration date past the end of a potential lease end date. If said visa is for an applicant who is stating income, it must be a visa that allows them to work legally. A permanent resident card is also acceptable.

Furthermore, an application with missing fields is a red flag. That indicates to me that the applicant is hiding something. Not a good way to start out.
