When you go over to make your legal entry to inspect, bring the police with you. Then your tenant can explain his hobby while the drug dog is going wild. If you do not involve the police you will get wound up in it as you have priors and knowledge of a criminal activity in your rental. If you do not make a police report they will eventually find out about the lab and be at your front door with the cuffs.

Well... I don't have any priors, but I see your point on the rest of it. I'll get the police on it instead of doing the eviction thing.

I personally would run this by my attorney first. if the police come in and tear your place up, who do you think is going to pay you to put it back in shape? not the tenant and surely not the police. how long will the police control the property before returning possession to you? what type "toxic" cleanup will be required?
I cannot believe if you ask/tell the tenant he's got to go by Friday (or whatever day you pick), he won't be gone. Tell him that while you would "like to believe him", you must trust your instinct and if he's not gone, you must involve the authorities. If he has ANY brains, he'll be gone and sign whatever you want him to sign giving up possession.

Then he's helping a criminal escape conviction. That's a crime as well. I don't think he could play the "I evicted him because I thought his chemistry loving self would blow my place up" card.
