Best way to find a deadbeat?
by Greg

So, about a year ago I had to evict my first tenant.
I won in court and the tenants were evicted and I got a judgement.
Needless to say, trying to get money from the tenant since he had just got laid off was a waste of time. Now it's a year later and I want to find where the guy works at. I know he still lives locally.
Anyone who has gone through this what was your best option?
1. P.I. 2. Skip trace 3. Internet search 4. Facebook info (he's not updating it)
I have all of this guys info (SS, Drivers lic #, car license plate, cell phone #).
Any help is appreciated, Greg in Phoenix

Can try sending a letter To last known address and getting forwarding info from post office....you can also try sending to last known address using registered mail...here is a tip..go to hallmark and get an envelope that looks like a bday card or something so they don't refuse the letter. You will get the address info using registered mail. I'm in the same boat!! Also, be sure to report him on nopayrenter.com

Some landlords are running a second credit report on the tenants. They bury it in the lease that the credit can be "updated."

The landlord can attempt to collect through the tenants former or current bank, contacting the all major banking institutions, if all else fails, to collect the judgment through bank lien and seizure. The rental application or the lease agreement may provide the option for the landlord to review the tenant credit report after application approval and lease signing. If not an option, the former employer may have a forwarding address, but may only be willing to forward the information directly on your behalf without providing the tenant’s current address.

I've found that the easiest way to find a deadbeat is to post my place for rent. I get deadbeats calling all day long.
Sorry, couldn't resist.

Do you have rental application that lists any relatives or friends. You may try calling them on a guize that you are old friends and want to invite them to your wedding etc but dont know address...block your number. If they are willing to talk ask them if he is working. If you can get the address simply play Columbo and go there early in morning and see if you can follow him to work. I have done this twice before. Too bad about face book. I have found a couple that way also. Can you tell from what he is posting if he is on food stamps or if he is working. Good luck ~ I would not pay the money for a PI ~ Did that before and never recovered a dime.
