I'm not disagreeing, I'm only saying that there is no reason to throw out a perfectly good stove (other then the color).
You guys are making it sound like it's some hunk of junk from the 1940's held together with twisty-ties and duct tape…

If you're getting new fridge and stove anyways, get nicer stainless steel ones for $200 or so more total and raise your rent $25-$50 per month. People will pay it. Guaranteed. Something about stainless steel that attracts people.

    I hate stainless steel.. They show every scratch and smudge. I just stick to the traditional white appliances that show dirt pretty well. Helps me gauge cleanliness in a quick inspection with just a glance. I'm still amazed at how people want these great kitchens but never use them... The oven was still taped shut from when it was delivered after my upstairs tenant moved out! Of course my target demo is people in their mid to late 20's for my 1 brs.

      Something about my demographic that loves it. I'm not crazy about it myself, but if it helps me sell the units, I'm all over it. My main demographic is late 20's, early 30's couples. Some with no children, some with one. Have a couple 1 bedrooms, most 2 bedrooms, so more of a small family type place that will use the kitchen more. I think having the nicer appliances attracts people who are looking to spend time in the kitchen. Stands to reason tenants who could care less about the appliances could care less about cooking their own food.

      Well, I've already got a white counter top and I'm going to be painting the cabinets
      white with black knobs / pulls and getting whiteish flooring with black details.

      White appliances would make the kitchen look like a hospital room.

    Quick check of the Sears website, lowest price same model in both finishes;

    Stainless Fridge = $551
    Black Fridge = $424

    Stainless Range = $470
    Black Range = $380

    Stainless Range Hood = $114
    Black Range Hood = $85
    -------------
    Stainless = $1135 wo/ shipping
    Black = $890 wo/ shipping

    That's a difference of $245 (one month's profit for me, or could be used for other up-dates)
    and I don't believe my rent could be substantially higher then the other rental homes in the
    area, (900 sq. ft brick ranch in a regular working class suburban neighborhood) which I'm
    figuring I could get $900-$1000 per month for.
