That's more than reasonable. I'd do $200 for an extra person moving in if there was an open bedroom. Though it depends on what they're paying now and what percentage this increase will be.

Thanks. The agreed upon rent for two people was $700, which is right at the median for 2brs in my area. So it would be a 14% increase moving up to $800.

You still have the problem of a dishonest tenant who didn't tell you her sister was living there. What else is she going to do to screw you over? Time wil tell I suppose. In my experience, once a tenant has done something like that, they're likely pulling something else as well.
