First off, the assumption that he must have good credit because he's a senior position in a large company is erroneous. A lot of these hot shots spend way above their means and are in deep financial trouble. If he's that well set, he'd buy his own house and not rent.
Is this a complex or just a SFH you own? If it's just your place, I'm pretty sure you can not give him application. Make up some story. It's rented? It won't be ready until December now? You get the drift. If he's not black, he won't have a race card to play and he'll move on. If he is black, you'll have issues trying to get rid of him.

He is a minority (but not black).
If the applicant and his agent corners me for a reason, am I required to give them a reason?
currently I do not have other applicants.. I am using MLS for the rental listing, so I assume his agent can easily/quickly figure out the house has not been rented out yet... So even if I tell them my "reason" is i decided to rent to someone else, they may still question why I chose the other tenant over him? Then if they figured out I have not yet actually, i would seem to have lied..

A little trick my 40 years+ landlord father taught me. "i begin the rental process, but all decisions are made by my partner and me. someone will get back to you when a decision has been made".. but you really need to broaden your marketing strategy - MLS is a very narrow marketing field....

If they ask for a reason, tell them you are not ready to discuss it right now. Then get off the phone. Period. Do not discuss why you are not ready to discuss it. The more you are pressed to rent the greater liklihood the applicant is not qualified. If he was such a great applicant he would move on to other listings.

Not to mention that there are things that can slow down the application process. For example leaving an item blank on the application. Or trouble verifying information. Take Jake's advice but also realize that there are other reasons to not take him if you get in a corner. Chances are if he is pushy and demanding there is a reason for it. You will likely find troubles on the app. that would not make you ready to accept him without further due diligence.
Continue to market and show the property and worrying about this person is a sideline to your true goal.
