So about once a week I inspect my tenant's property, inside and out. Just to make sure nothing is wrong. I know they're at work 7-5 Monday-Friday, so I usually just let myself in at some point when I know they won't be home. This is spelled out in my lease.

This has been going on for a while, but this last week I guess the wife was sick and stayed home from work. Her car was gone because her husband's car was in the shop and he was driving hers. So, I enter, thinking no one is home like usual. She FLIPS OUT! I explain it's in my lease that I can inspect MY property at any point. She said she doesn't care, that it's illegal and kicks ME out of MY home! Really? Who does she think she is????

Then I get an angry call from the husband about 20 minutes later. He's just yelling at me! What is wrong with these people??!?!? I have the right to inspect MY property as stated in the lease they signed.... They claim this is unreasonable and I need to give them notice and even then it should only be two or three times a YEAR! That's unacceptable in my book. Can I evict them for being unreasonable?

This is obviously a TROLL. If by some stroke of stupidity it is not... You are wrong and they are right. You need to give 24 hours notice to enter in writing and it better be for a good reason if you are doing it that often. They have a right to quiet enjoyment. Hertz rental cars doesn't check in on you every day that you rent a car from them....

No. You cannot evict them for wanting notice of when you will be entering their home.

Almost ALL states require a landlord to give notice before entering. It ranges from 1-2 days usually depending on your state. Also, most states only allow the LL to enter or inspect under certain conditions not just based on paranoia or OCD. A weekly inspection is too much.

Your lease cannot trump state law on notice requirements.

You are lucky that all that happened to you is that you got yelled at

What you are doing can be regarded as harassment and entitle the tenants to breaking the lease legally without penalty.

I highly suggest you read up on your state's LL/tenant laws. Even if you do not agree with them, you have to follow them. If the laws are unacceptable, do not rent anymore.

You are mentally incompetant of handling a rental you poor soul. Contact a mental health professional instead of this board as you are not comprehending what the laws of the country are. Your tenant would have had every right to shoot your sorry pervert butt, which would happen if you came into my bedroom unannounced. You were trespassing !

Either way you are cruisin' for a brusin' this tenant can sue you for interfering with their right to privacy.
