This lease ends in 18 months. He's 6 months into a 2 year lease. He hasn't asked for any reimbursement at all, be it a check, reduction in rent, or anything. I likely would've had to replace the AC in the very near future anyways. I may call the AC place that did the initial visit and see if they have a quote for what it would've cost to repair and reimburse him that just to keep things good between us, though they aren't bad now... I'm just confused at this randomness. That's really what it boils down to.

By any chance, was your tenant a previous home owner?

No, he hasn't owned a home. He had some issues with his credit back in college and right out of college that dinged his credit a bit, even to the point where I was debating whether or not to rent to him. That was 3 years ago and he's had stable work history ever since and has more than enough verifiable income to cover rent, so I let it go with an extra month security deposit, which he was fine with.
