This house has been so... hard to rent (well, at least if I want a qualified applicant). Signed the lease today. A single guy just starting his new job (one year contract). I think he'll work out - likes the house - has a job and no pets and his job checks criminal background. He negociated a lower rent, but I can live with that for the time being if he pays on time and keeps the home clean. With so many unqualified candidate calls and being turned down recently by qualified applicants for larger homes, I'm happy I found someone qualified.

Just be real sure he does not start having his girlfriend over 5 to 7 nights a week. When he does, remind him the lower rent was for a single occupancy. Serve a Cure or Quit notice if he does not get the message.

Good for you! I hope it works out! Sometimes it's worth lowering the rent a little for the right candidate, if one can afford it!
