What is the purpose of a written agreement signed and agreed to by all parties? If the intention is to not honor the agreement, not enforce the agreement, or to modify the terms and conditions of the original agreement.

Jake means why do you need a pet deposit in the first place? Why not take the damages out of the regular security deposit? It makes NO sense to take the $100 balance of the pet deposit out of the security deposit. Whatever the damages are, they are. The tenants have to pay it. No point in going after another $100 deposit (if that's what it is, a deposit, not a "fee"). Then again, there was no point in going after another $300 deposit either. If the pet causes damages, take it out of the security deposit. That's what it's there for.

Alright I should have called it a fee. The security deposit I got from them was only $300. They have also had more than 5 cats at a time in the house and the all the floor coverings are absolutely trashed. When they move I am going to have to pull all the floor coverings and paint the floors with kills to block the smell and the stains. I also recently found out his kids and their friends have punched about 20 fist sized holes into my walls which they have just covered over with posters. I have a side contract/addendum with his daughter which I have collected $200 of the $300 she owes me for having the dog. There is no way that money is going to cover all of the damages they have done to my home and I'm sure I won't be able to get any more out of them after they move out, when they do.
