Just wondering if my past tenant continues to contact me and ask stupid questions if I might charge him an administration fee for my time.

The questions he is asking are non-relevant. He knows the answer to these questions and it seems he is still obsessed with his need to continue to contact me. I posted before about his last stupid question. He lies compulsively. In short he wanted to know if he should pay a bill. He lied about the dates. This took my time to confirm he was wrong. I intend to send him is SDSS within the proper time allowed by law in my state. Other than that I want no further contact with him. Should I maybe block his email? Or better yet I would love to charge him for my time.

He wants an update in regards to his deposit. I will not engage.

Sounds tome like he may simply be trying to be conscientious but you know him better than I do. I am inclined to treat his questions as sincere but again..you know him better. Nope...can't charge for your time for answering questions.....don't think that dog will hunt...

It is probably not a good practice to give your email address to tenants.

My PITA ex ex T also asked about the SD, my answer was "Your SD settlement will be delivered within 30 days of your move-out date". He didn't ask again.

Did you provide written instructions on what was needed by the tenant to get the security deposit refunded and the time frame for issueing the security deposit refund or settlement statement? Seems that the tenant does not know or understand the proceedure.

I provide notice prior to move out that the deposit will be returned in X # days. This notice is also provided at move in, for court reference since the tenant never remembers.

Our relationship and condition of the unit at move out depends on the further contact with the tenant. There are occasions where a good tenant keeps in touch for awhile, or forgets something, has permission to keep the mailbox key for a couple weeks, etc. I even had one fellow who went to work for me after moving out. But not if they are leaving under a cloud. They get their SD deposit if any mailed to their LKA and that's it. Anything you don't like, serve me.

So yes all in of itself it is almost a foolish post.
I did not put in the move out letter– instructions when he would receive the deposit but that he would. However it is clearly stated in the lease. Even though, good point, and that will be added to the letter for next time. I figured that as usual I would make sure the SDSS was in the mail when it is due. I suppose that I might write back and let him know that I would be doing that, again. Do I have to and so then why should I? Plus I can go to the trouble of pointing out what is stated in the lease. Do I have to and so why should I? However I really owe this person nothing more than what is stated in the lease which follows the law. Maybe it was the part of the letter that said, “let’s say in touch. He was probably hoping for a play by play accounting over email. That would give him opportunity to harass me. Sorry I am no longer under any obligation to you whatsoever. Maybe if he was not such a lying, manipulative creep I would like to stay in touch. Really though he needs to stop writing me. Like the last poster said. Serve me if you don’t like it.

I'm not sure I understand this. If you are sending a security deposit back to him on xx date, why not hit "reply" to his e-mail and say "security deposit to be mailed on xx date". That would have taken less time than it took to post your question. If he's asking other things that have nothing to do with you, delete them but I don't understand what he would be asking you something that doesn't pertain to you. Maybe I'm missing something.

You are such a Drama Queen, if you are not returning the security deposit, why are you waiting till the last minute to send SDSS to tenant? You are the one dragging this out!

I totally understand waiting until it is due to send the SDSS. People have lives. But no one is requiring you to open his emails or listen to his voicemails, I wouldn't bother. If it irritates you, you can settle the SD quicker; if not, don't bother. BTW, I'd take the over-friendly open-invitiation "Let's stay in touch" out of my move-out letter or any other correspondence you send, especially if the tenant has been a PITA.

Don't answer the phone. Find an excuse to get off quickly. Ignore the email. Stop responding and finish up your sdss as soon as you can.
