I provide notice prior to move out that the deposit will be returned in X # days. This notice is also provided at move in, for court reference since the tenant never remembers.

Our relationship and condition of the unit at move out depends on the further contact with the tenant. There are occasions where a good tenant keeps in touch for awhile, or forgets something, has permission to keep the mailbox key for a couple weeks, etc. I even had one fellow who went to work for me after moving out. But not if they are leaving under a cloud. They get their SD deposit if any mailed to their LKA and that's it. Anything you don't like, serve me.
