Success! Defaulter paid!

I was successful in resolving my situation where the signed tenant decided not to move in. With advice from the more experienced at this web site, I offered that she pay a penalty equaling 2 months of rent to release her from the contract, and after 5 weeks of communications, she finally agreed and sent the check this week. I asked for a cashier's check but she sent a personal one, so I am waiting for a week to make sure it doesn't bounce, then I'll send a release to her.
A BIG thank you to you all who helped me through the whats and wherefore's of this process. I appreciate it so very much!

The financial banking systems in the United States can require up to twenty-one (21) days to confirm payment of a personal checking account deposit. The personal check can be cancelled (by the tenant drafter) after deposit and the deposit can be reversed.
