I have given my tenants a notice to vacate as is necessary in NY. They have decided to move. Once they have removed all there possessions what steps do I have to take to make sure they can't come back? Do I have to call the police to show they left before I change the locks? It is not an amicable situation so they certainly won't sign anything saying they left. Any help would be appreciated.

Get the keys and change the locks. You do not need to contact the police. Surrendering the keys is surrendering the property back to you. Make sure your tenants take absolutely everything. Do not allow the them to "leave a few things to be picked up later."

Question... How do you rent to someone without knowing landlord tenant laws? You have turned over 10's of thousands of dollars worth of property, and you do not know what to do when tenants move out. Just wondering?

Unfortunately, I allowed a family member to move in during their time of need. 2 years later, it's time for them to go. Never intended to be a landlord. Just a helping hand. However at this point I want to cover my a** so this can not happen again.
