Issued a non-renewal notice to PITA tenants a month ago, lease ends on Aug 31st. They presented themselves well during the interview and were qualified. But they were quite delusional in who owns the property once they moved in. I prayed the year would go by fast and it did. But now it seems that time is standing still :)

While I will give one of the tenants a good reference, she is moving into a smaller apt, I will be truthful about the other one. Though, I pretty sure PITA will put a friend down as a LL reference.

I am not going to advertise the apt immediately. Need new doors and new kitchen counter. Plus the extra time will allow me to screen better tenants.

You are the owner but t is the tenants home while you rent it to them. I know it is a pain though when they don't acknowledge your investment and stakeholdership. Get used to tenants calling it theirs and don't worry about the characterization....they'll be gone soon enough.

Most qualified landlords will verify the former landlord reference through government property ownership records and the tenant’s last known addresses reported by creditors and utility provider. The old “use a friend as a reference” truly does not work anymore. (Even inexperienced landlords know to check credit reports and verify references.)

I once had a tenant put a non-working number to his landlord. I looked up through property shark the real owner, (name was correct) Found her number through white pages, and called her home. Turns out he just signed a lease with her a month ago, and she didnt know he would be moving.
Yes, I did not accept him :)
From now on I ALWAYS verify landlordship through property ownership records.

I am in this same situation. Gave one of my tenants a good ref, ended up getting the apt. The others haven't even started packing or tried to look for a new residence. Time is running out, making me worried that they might try to become holdovers.
