I had a T evicted & a favorable judgement for $1200. How do I collect the money?

Well, the tenant is probably broke, so he's not just going to cut you a check most likely. You have to garnish his wages, which you can do if you have a judgment against him for the $1200. You have to know where he works, however. He also can't be making below the poverty line, or you're SOL. If he already has a garnishment against him from another establishment, you're SOL. He can only have one at a time. Yours will take very low priority. If you do decide to garnish wages, the tenant can definitely quit that job and go somewhere else, again, making you SOL.

Best way to collect your money? Do better screening to begin with.

The landlord can collect a favorable court ordered money judgment by either (i) garnishing the tenant’s current employment income wages, (ii) placing a bank lien against the tenant’s established bank account, or (iii) placing the money judgment on the tenant’s credit profile which may affect future employment, rental or financial transactions which require clear credit.

Record the judgment so it can be posted to credit agencies and send letter that you are doing thus. Probably won't get you money but it may and you'll be dinging credit which is appropriate.

you can use a collection agency,but you will have to pay a comission to the agency. i did it twice, i had to pay 30% to the agency but after a year and a half i collected the money in one case in the other case the tenant owed me 5000 dollars in damage becsue they trash the place , i started to collected 15 dollars a month but after they defaul so the agency had to take them to court, thebad thing it was that i had to sign it over theagency and i guess now i will never get anything the agency will put it in their pocket what ever they collect!
