The other poster is correct. No one rents to family, friends and co-workers that does not come to regret it. They all will eventually stop paying rent and trash the place. Your relative did not want to answer your three questsions because he has a poor rent history, a criminal record and a dog.

I didn't assume he's renting to a family member. I assumed he sent the application over to a family member to proof read and they gave him that feedback. Either way, the advice is solid. Do not rent to a family member. It will be a one way street and you'll be going the wrong way. The family member will expect you to overlook every last thing, seeing you as greedy if you want monetary compensation from a family member, but you will get nothing in return but headaches.

Absolutely, don't rent to family or friends. We were long distance LL not by choice, but necessity, had lost our great tenants who we'd screened. Friends said they needed a place (thought strange, since they owned a home). MTM lease. We said we'd agree if they'd find us another renter when they moved out. Since he was a teacher we thought he'd find others of the same profession, or within that circle. Instead got a druggie who eventually went to jail. While the "friends" rented. rent was late, always something was wrong that they wanted fixed, and they didn't give notice. Never rent to friends!
