Absolutely, don't rent to family or friends. We were long distance LL not by choice, but necessity, had lost our great tenants who we'd screened. Friends said they needed a place (thought strange, since they owned a home). MTM lease. We said we'd agree if they'd find us another renter when they moved out. Since he was a teacher we thought he'd find others of the same profession, or within that circle. Instead got a druggie who eventually went to jail.
While the "friends" rented. rent was late, always something was wrong that they wanted fixed, and they didn't give notice. Never rent to friends!
