Only upside is the tenant may rent with you if you agree to take them. If you don't, she may walk.

The downsides are plentiful. Pets are a mess. I try to avoid renting to tenants with pets as much as possible. I'm in a position as far as demand that I can normally get another, pet free, tenant without realizing much loss due to an empty unit, however.

I can only quote a previous poster. He said he never saw an animal that improved a property value. If you do this, hike the deposit up high enough to cover any potential problems and make an inspection from time to time. Do not worry about hiking up the deposit. People who live with animals should expect renting to be more complicated and more expensive.

Please search on "chow" for my recent experience with our tenants. We approved on request an elderly cocker spaniel. Later, the first dog ran away and they got a second dog, a vicious 100 pound chow. I found out about the change when it attacked me during a repair visit. It dug a hole in my deck, as well (yes, completely through a 2X4 piece of wood).

I love dogs, and I have two of my own, but I may never allow a tenant to have a pet again. Sad that the small percentage of bad owners out there make it hard for the many responsible people.
