Selling Property with Tenant

Does anyone have experience selling a house with Section 8 tenant renting the property? The income is good ($over 1,000) but the tenant is difficut and not the most neatest person. I am afraid the tenant will not be cooperative if invesors/buyers come to view property.

I have both bought & sold units with S8 tenants as standard equipment. My particular tenants didn't cause me any problems in selling & showing, but I'm very selective who I put in my rentals. When buying, I try to overlook the tenant and just view the house. If the tenant has caused physical damage to the property, they are on the way out if I buy, via c/q or M2M rental termination. You are looking for a savvy buyer who is familiar with rentals & S8. Otherwise, if you are hoping to include the owner-occupied market as prospects, you need to wait until this uncooperative tenant has been terminated.

Most people looking to buy a house are looking for themselves and not as a rental so I would give him notice to move out. While you are making good money on the rental each month if you really want to sell the place make sure it is empty or it will most likely be very hard to sell if not impossible unless it is a great deal especially if the tenant is not neat.
