Tenant disputed by neighbour

Hi,
I am new landlord of a single family house. Recently the house was rented to 3 guys as roommates. I know they are motocyclers and has hobby of mechinics who actually studying as mechnical engieer. Thus I foresee they have quite some cars. But I just got a phone call from a neighour on the same street Complaining there too many trucks ( 5,6 ) parking on the street. And a RV parking on the street overnight, also see people live in the RV in the middle night. The neibhour told me that there are definietly more people living in my house than what I know of etc.
So far I don't feel they are trouble maker, just that they may like to have friends get together... Obviously the neibhours don't like my tenants who seems break the peace of the street. Just other than asking them to park the car in the garage, no extra people living in the house other than on the lease agreement, what else I can do about it? I am not sure if this contingue to go on, will negibhour possibley sue me for anything? Please advice. Any opinions are appreciated.

Do they wear black leather jackets that say the "banditos" on them. Sounds like you have rented to some outlaw motorcycle gang. Did you screen these people and check the past landlord ref's ?

So when you receive a complaint from a neighbor it is best to do a couple of things; check to see what city ordinance regarding legal parking is being violated and issue a warning notice of creating a nuisance to the tenants. If the situation does not improve you will have to issue a cure or quit. You will also have to verify with the complainant if excessive noise is also an issue; as in revving of engines and creating trash that can be viewed in public. Your neighbor, has the right to peaceful enjoyment of all of their property, is your tenant is infringing then the neighbor can start making police reports and have you fined for creating a nuisance. And it's always best to apologize to the neighbor. What town are you talking about?

Also I forgot to ask what kind of a rental agreement did you use for this house? Month to Month or a lease, written or verbal? Was is prepared by a Realtor, attorney or off the shelf of Office Max?

More is going on in your rental than you realize. Students studying mechanical engineering do not have time for a hobby or to do the socializing you describe. It is important that your renters do not disturb the neighbors. Find out what the parking laws are. Inform your tenants that the neighbors will start calling the police to ticket the illegal cars. You believe the tenants are not a problem so far. That is because you do not live next door to them. Get the extra tenants out of the house and get the extra cars off the street.

Your neighbors are doing you a favor and letting you know there's a potential problem. I wish our neighbors would have -- they told us after the fact - people were driving up 3 at all hours of the night and coming to the house. Had we known prior we could have gotten the people out as it was MTM.
did you do a criminal check. Are they really enrolled in school?? Most towns don't allow you to live in your RV on the street.
Check your property!

Just the fact that they are motorcyclers gives me the heebie jeebies. Many "guys as roommates" have no consideration for others, and loooooove to rev their motorcycles at all hours of the day and night. They rev and rev and rev and it makes the neighbors crazy because if the bikes need revving to that extent, there's something wrong--or else the guys are showing off because they have shortcomings in other areas, so much appear uber masculine.
Breaking the peace of the street is a BIG DEAL. Perhaps you should live next to them to experience this firsthand.
The cars, the motorcycles and the RV will all cause problems with street parking unless you can fit all of these vehicles on your property. Five or six trucks would make me head on down to City Hall to read up on ordinances etc. More people living (free) in your SFH is also an issue.
These guys are cool. Yeah, everyone likes cool. NOT!!!!!!
And yes, if you as the LL don't fix this problem, I'd be suing you personally.

You do not allow additional occupants other than the three you are renting to. Do you think these so called guests are being careful with your property? If it is friends that get together, this is one thing. If it is extra occupants, an RV parking in the street, and people that could care less whether the property gets tore up or not, you need to be over there as soon as possible. Do not ask them, tell them no other occupants- or they will be leaving as well. The neighbor is trying to do you a favor.....by letting you know the partying is effecting the whole neighborhood. I would be surprised if the partying is not taking a toll on your property.
