I rent a home with 1 bath/4 bedrooms to a family of 6 m/m and have their names on the lease. Since June they have extended their welcome for 4 more people to stay with them until at least the end of the summer. While this family tries to collect freebies from good old NYS, they're from VA. I just found out and I'm furious because I thought that they we only visiting. I want their guests gone now, the house is in the suburbs and the codes are for a single family, its older and their guests are freeloading off of me(free rent). What are my rights!!!!

Is it a M2M or a fixed term lease? Issue a notice to cure or quit is it's a lease. If it's a m2m then just give 30 days notice to vacate.

This type of tenant is never going to understand that they can not have the whold tribe living with them. You should send a notice of termination and look for new tenants.

What is the current monthly rent for the premises?
Does the landlord pay for the electric, gas, heat, or water utilities?
Regardless, if the ten (10) occupants are not a building code violation, the landlord should issue a notice of violation with the remedy being a monthly rent increase of one hundred ($100) per additional unauthorized tenant to compensate for the additional expense and wear and tear to manage the premises. The landlord should make sure to perform all the necessary income, credit and background checks of the unauthorized tenants.
