I have been helping my sister out while between jobs by managing her duplexes. I really haven't had to do more than collect rent and arrange for occasional repairs. Well, now we have a tenant that needs to be evicted. I know what I need to do but I don't know if I can legally represent her in the proceedings. Her former property manager handled evictions. (He also handled some of her money right into his pocket). I can get a power of attorney if necessary.

A POA will be sufficient to let you stand in your sister's shoes at the hearing.
