Porcelain sinks have a lifespan of 10 years. Prorate your original cost and charge the tenants what the remaining useful life of the sink would be.

This is from the National Builders Associations;
Sinks (enamel steel sink) - 5-10 years. Sinks (enamel cast iron sink) - 25-30 years. Sinks (Porcelain sink) - 25-30 years.
A porcelain sink should last at least 25 years or more. Far longer than anonymous posted.
