Are you all serious ! Calf is earthquake land. I have seen a few cracked sinks and tubs. Not the tenants fault. In any case you are talking about a sink that is 9 years old. A judge would not allow you to charge for this. Be happy you got 9 years service for a $ 200.00 sink.

This is one example of how the input of a local landlord, in the same state and region, can yield a different perspective about what can or should be considered “normal wear and tear.” However, for the majority of the country, which is not earthquake prone, a cracked sink is similar to a cracked ceiling, door, floor, wall, window, etc. -- highly unusual and considered tenant damage.

    Excuse me...but I too am in earthquake prone San Francisco...let me tell you if you blame a cracked kitchen porcelain sink on earthquake shimmy then crack or crank take your pick...I have a porcelain sink in my flat that has been there since 1973 and it is still in perfect condition...even with a major earthquake in 1989 and other shakes since then. I have several units with porcelain sinks that date more than 10 years no cracks or fractures...so my original statement still is it's not normal wear and tear.

      It is not clear whether the disagreement is with the different perspective about (i) the possibility that the cracked sink may be related to earthquake damage or (ii) the fact that the posted comment from and about another regional landlord has absolutely nothing to do with any other post, including yours which notably has been concurred by myself and others. (No one is in agreement or disagreement with either post.)

      Earthquakes have cost billions of dollars in Ca. I have lost a whole house, had a bathtub fall through from the second floor to the first floor, had at least 100 broken windows, my car fell into a sink hole and too many other things to mention. If you cant imagine a crack in a sink where there is no other explanation than to blame it on a tenant, who has already fessed up to damages he did cause, then you are one messed up dude. Glad you havent had as much as a cracked sink in Ca, but you are VERY fortunate if that be the case. I think this would be the first thing any judge would consider in this case. I agree with Jake.. Think someone is looking for two hundred dollars and likely wont even put a new sink in. The value of a ten year old sink depreciated is likely around $ 20.00 if that.

      I was referring to A.t. SF...He/she says they live in San Fran and never a cracked sink. I agree with Jake.
