What specific questions do you ask of the references when calling for information on a prospective T?

You do not want to get too many details over the phone. Just the main ones. Some landlords are asking the following:

1. The number of occupants there will be.
2. If there are pets, kinds and numbers.
3. Ask if any smoke if you have a no smoking unit.
4. You can ask what their income is and what they believe
their credit rating to be. This will be checked out
later but if they give you a low number you can shut
off converstion at that point. You can shut it down too
if the income level is less than 3Xs the rent.
5. Ask about employment and how long on the job.

I ask basically Jake's questions, but I also ask:

What is your projected move in date? (Saves me from wasting time with someone who needs something "right away", or someone who is looking 3 months out.)

Have you or any co-applicants ever been evicted from a residence?

If I look you or any co-applicants up in the civil and criminal court databases, what will I find?

I have dodged many bullets this way, and saved a lot of wasted time.

I mean the people and past employers, etc the T listed on the Rental app so you can ck them out. sorry if I was unclear.
