We require professional references from former landlords and current employers, and suggest personal references from the tenant’s accountant, clergy, professional friends in positions of responsibility -- (always interesting to learn more to narrow pool of qualified applicants). Then follow-up for discussion to validate.

The current landlord and current employer are the most relevant reference for a prospective landlord. The current and former landlords should be asked about timely payment of rent, maintenance and damage issues at the premises, and any serious lease violations. The current employer should be requested to provide a written reference to confirm employment -- salary, job title, length of time, pending lay-offs, etc. (The former employer is not relevant because this is a rental application not a job interview, unless the tenant is relocating for a new position with a new employer.)
