I am debating as to getting the carpet clean or replace it because it has bad smell because tenent had a dog and i think dog was peeing inside the house...it really stink... isn there someway to clean it becase the carpet is only two years old. I evicted the tenant so there is no hope of recovering anyh cost. PLease help me

Google "Nature's Miracle," I've had no personal experience with it, but others swear by it.

Yes, Nature's miracle and Folix are the best products out there for pet urine stains and smells, but when the carpet is to a point where you can not see the spots, I don't see how it could help.
If you do not wish to replace the carpet {which I think you should, but spending more $$$$ is most likely not an option!} you should find a good carpet cleaning company. Where my property is at, I have a company that handles a lot of section 8 houses {my property is not section 8, but I was recommended I found someone with section 8 move outs experience, and it paid off} they left the house's carpet looking and smelling like brand new. You should just call a few local companies and ask. It is a lot cheaper than replacing!
I also have good experiences with Stanley Steemer, but not as good as the section 8 guys.

Our investor group is involved in buying and restoring foreclosure homes; most of the properties have been unoccupied for a year or more. Stale air, smoking and pet odors can get quite bad. Selling a house with odor problems takes longer and affects the resale value. Painting the interior does not remove all odors as the odors are embedded in the carpets, carpet pads and drapes. A painting contractor mentioned a product called, Air-ReNu a paint additive, turns any newly painted wall surface, into a permanent air, purification system no electricity or filters required. We now use, Air-ReNu on every interior paint job.
