If tenant is delinquent in rent and they got the 3 days notice pay or quit,2 week ago;Is the land lord obligated to make A/C repairs under the CA law?

They said that they were not going to paid the last month of rent because i should use the deposit for that,i told them,it does not work that way,they did not care,they still have 4 more months for the lease to end,we posted the 3days pay or quit notice and said we're going to evict them. They called the police instead of calling me that they had a issue with the A/c. The police later called me saying that the tenant had a complaint about the A/C unit in my property.

I've got no idea whether or not fixing an ac unit in CA is required; HOWEVER, the police where I live would have been very polite to the tenant while telling them to pound sand - nonworking AC generally isn't a crime.

Fix the ac first thing tomorrow morning, then go immediately to your courthouse and file eviction for non payment of rent. Since they already told you they were using SD as LMR, you should have filed the minute your 3 days were up.

just be careful it is not construed as monkeying with tenant comforts (shutting off utilities, changing locks kind of stuff).

You may wind up shooting yourself in the foot if this is a professional tenant.
