Should you tip off pita tenant that rent will be going up, I have not raised in a long time and tenant has been bragging to everyone he is retiring early and he is constantly broke, none of my business and I keep it that way but I figure because of higher taxs and new roof and windows I need to jump it up 75.00 more a month, does this sound fair. I am way below the average by at least 175.00 I am not being greedy just fair.

So you are planning to just spring the rent increase on the tenant when rent is due, without prior notice of a rent increase? If the tenant is a PITA now, just imagine how big of a PITA he will be without notice of a rent increase!

Yes you should tip them off to the increase in a Notice of Rent Increase, in my state on a MTM I have to give the notice 60 days in advance of the month of the increase. The notice gives them time to prepare to pay it or time to reject the increase and move out to cheaper housing.

If you are $175 under market and the tenant is a pain you should send notice of a $200 increase that will get rid of him.
