If we're roommates looking for a third, and we each have our own bedroom, and we're okay to sublease acc/to our lease agreement, can we say "No Pets, No Drugs, No Alcohol, No Smoking, No Drama" and not be illegal or anything?

Also, how do we run a criminal background check?

Also, does anyone have any suggestions about how to divvy up our cupboards and cabinets and such? We have a shelf for stuff my roommate shares (dinner plates, cereal bowls) and we have a cabinet for stuff I share (pots and pans), and we have an everything drawer for utensils (from the both of us), and a shelf for cups and glassware (from both of us)...how do we fairly incorporate a third person who may have their own stuff? I realize this is not a LL question but would appreciate your thoughts... perhaps you have a college son or daughter in this kind of shared living situation and you have some ideas? Thanks.

It will be enough to say no pets and "not 420 friendly." You can get into the rest of it later. What you want to get across is all legal. You just do not want people to think you are a monastery looking for brother monks. You can run a criminal background check from a site like publicdata.com that is only about $35 for an annual fee for hundreds of searches. The simplest thing to do about cabinet space and the like is to tell the applicant they can store their stuff and use yours. If you are older, seek out some parents who have a freshman student that needs adult observation and who will be traveling light. Could you tell us about that part of your lease that allows subletting.

Reminds me of my first roommate experience. You could perhaps just inventory what they bring in as far as dishes, etc or just say leave them in a a box and they use yours.
Not related to the no smoking/drinking, etc which are all good include.
In my roommate situation I remember being the one who always ended up doing her dishes, and the cleaning. You may want to deal with that, plus the food purchase situation. In other situations for non-perishable food we each had our own cupboard.
