Won't work, Lola. Acceptance of any rent is grounds to avoid eviction in the courts.

This is not true everywhere. In OK, I can take partial rent and still file FED after serving p/q. I can think of very few states that actually require owners to return partial payments in order to proceed with demand for full rent and eviction.
