YEAP! i just rented after My Dear Tenant house!i was picky.Couple with kid and friend.All working and studing on line-exept kid of course;)who attends to same day care as my Doti(3,5 old) .Credit no so good because of college loan but they paid first ,last and security and signed M2M.I was able to obtain info about them,no la/ten problems,good parents, good workers.The rent will be 20%of their income.Should i worry that everything seems to be so perfect?

You already took them! Even the best tenants on paper can be an issue, so, there's several scenarios that could go very wrong {like problems with the friend} but why bother worrying about it now? They are in, they seem ok, they are on a month to month so if something does not sit well with you, you can just give them notice and move on.

I wouldn't be too concerned about the 20%, and as one said each tenant has issues...My "perfect tenant" had a partner who always wanted to "tell" us how to fix things or how to put the fan light in or this should be done like that. We went over when he wasn't there - but they paid on time, every time. Then their was the business owner professional, should be great .. of course I had to reminded her about the rent. Then there is the couple who felt they could put a wire advertizing sign in the front yard for their son's painting company. Nipped that in the bud! Everyone has their quirks.. I've come to the conclusion they can't all be perfect like me :) ha.
